APARTMENT HIRE AGREEMENT - Terms and Conditions
Your Place Limited of 24 Windsor Street, Chertsey, Surrey, KT16 8AS ("The Hirer") agrees to hire the furnished dwellinghouse known as xxx, xxxxxxxx, Chertsey, Surrey, KT16 8AS or an alternative selected by the Hirer ("The Apartment") for the exclusive use of the Company for the Hire Period shown in the schedule attached hereto.
The Hirer will return the Security Deposit less any deductions for unpaid telephone charges, at the end of the Hire Period.
The Company hereby agrees to indemnify the Hirer for any consequence of occupation of the Apartment not covered by this Hire Agreement. This includes continuing to pay the Hire Charge during any period of occupation by any person or person(s) allowed access by the Company or by them, being sums which the Company have to pay under this Hire Agreement and to pay all the Hirer's costs associated with eviction procedures and consequential losses on a full indemnity basis. Interest will accrue at 3% over Midland Bank plc's base rate from time to time on all amounts outstanding.
The Hire Charges cover costs associated with occupation of the Apartment including providing cleaning services, power, local taxes, building insurances and maintenance. Telephone charges are not covered nor disbursements/supplies provided to the order of the Company and will be deducted from the Security Deposit at the end of the Hire Period.
The Company shall; a)not damage or injure the Apartment or any corridor, stair well or any other common part of the building nor make any alteration or addition to it b)not damage, destroy or remove any of the Hirer's property, fixtures or fittings nor permit any other person to damage, destroy or remove the same c)yield up the Apartment in the same condition as it was at the beginning of the Hire Period and make good, pay for the repair or replace all such items of the fixtures, furniture, furnishings and other effects as shall be broken lost damaged or destroyed save as for reasonable wear and tear excluding matters covered by insurance d)not assign underlet hire charge or part with possession of the Apartment or any part thereof or any of the fixtures fittings furnishings or effects e)not to use the Apartment for any illegal or immoral purpose or carry out any profession trade or business or place or exhibit any notice board or notice on the Apartment or use it for any other purpose than that of a private residence f)not to do nor suffer to be done in the Apartment anything which may be or become a nuisance or annoyance to the Hirer or to the landlord tenant or occupier of any adjoining premises or which may violate any insurance of the Apartment against fire or otherwise or increase the ordinary premium for such insurance g)not to keep or permit to be kept at the Apartment any animal h)not park any motor vehicle of any type in the grounds of the Apartment save as in the reserved parking bay of the Apartment
The Hirer will; a)in return for the Company paying the charges allow quiet possession and enjoyment of the Apartment for the duration of this Hire Agreement b)pay and indemnify the Company against all assessments and outgoings in respect of the Apartment except telephone charges c)return to the Company any Hire Charges paid for any period while the Apartment is uninhabitable by fire d)insure the Apartment for the usual buildings insurance cover e)provide maid service for cleaning the Apartment, bed making and washing up as required and defined in the Schedule hereto f)provide basic refreshments such as tea, coffee, chocolate, milk and sugar as required by the Company
